Oak Ridge/Summerfield 2025 Fourth Quarter Housing Stats

OAK RIDGE/SUMMERFIELD and STOKESDALE, N.C. – 2025’s fourth quarter highlighted contrasting trends in the Oak Ridge/Summerfield and Stokesdale housing markets, with median sales price declines and average sales price increases the only commonalities.

Average sales prices increased, with Stokesdale’s rising 4.5% from $437,155 in 2024’s fourth quarter to $456,800. Oak Ridge/Summerfield’s average prices rose 15.7%, from $676,977 to $783,379.

Stokesdale’s median sales price dropped 1.8 percent from the same time period in 2024, falling from $425,000 to $417,500. Oak Ridge/Summerfield’s median sales price decreased 2%, falling from $650,000 to $637,240.

81 Oak Ridge/Summerfield homes sold, an 8% increase from 75 during the same time period in 2024. 56 Stokesdale homes sold, a 23.3% decline from 73.

Inventory levels also moved in opposite directions. Oak Ridge/Summerfield had 73 homes for sale, up 30.4% from 56 in 2024’s fourth quarter. Stokesdale’s inventory decreased to 50 homes, down 15.3% from 59.

New listings followed a similar pattern. Oak Ridge/Summerfield added 78 new listings, a 2.6% increase from 76 during the same time period in 2024. Stokesdale recorded 54 new listings, a 14.3% decline from 63.

Months’ supply of inventory also reflected these contrasting trends. Stokesdale’s months’ supply fell to 2.6, a 16.1% drop from 3.1 in 2024’s fourth quarter. Oak Ridge/Summerfield saw an increase to 2.7 months, up 28.6% from 2.1.

Homes in Stokesdale averaged 50 days on market, up 4.2% from 48 days during the same time period in 2024. Oak Ridge/Summerfield homes averaged 43 days on market, no change from 2024’s fourth quarter.
