Oak Ridge/Summerfield and Stokesdale’s 2026 Second Quarter Housing Markets see Sales increase, Sales Prices decrease
Oak Ridge/Summerfield and Stokesdale 2026 Second Quarter Housing Stats
2026’s second quarter highlighted different trends in the Oak Ridge/Summerfield and Stokesdale housing markets, but sales prices and closed sales proved a few commonalities.
Oak Ridge/Summerfield’s average sales price decreased 4.6 percent, from $711,685 during the same time period in 2025 to $678,678. Oak Ridge/Summerfield’s median sales price decreased 4.3%, falling from $662,775 to $634,450.
Stokesdale’s average sales price decreased 5.5%, from $465,213 in 2025’s second quarter to $439,669. Stokesdale’s median sales price decreased 15.2%, falling from $477,393 to $405,000.
114 Oak Ridge/Summerfield homes sold, a 23.9% increase from 92 during 2025’s second quarter. 77 Stokesdale homes sold, a 35.1% increase from 57.

Oak Ridge/Summerfield homes averaged 46 days on market, up 9.5% from 42 days during 2025’s second quarter. Homes in Stokesdale averaged 54 days on market, up 22.7% from 44 days.
Oak Ridge/Summerfield had 97 homes for sale, up 22.8% from 79 in 2025’s second quarter. Oak Ridge/Summerfield’s months’ supply of inventory was 3.4, up 9.7% from 3.1.
Stokesdale’s inventory decreased to 55 homes, down 22.5% from 71 in 2025’s second quarter. Stokesdale’s months’ supply of inventory fell to 2.9, a 14.7% drop from 3.4 in 2025’s second quarter.
Oak Ridge/Summerfield added 137 new listings, an 11.4% increase from 123 during 2025’s second quarter. Stokesdale recorded 81 new listings, a 2.4% decline from 83.
