Oak Ridge/Summerfield 2026 First Quarter Housing Stats

OAK RIDGE/SUMMERFIELD and STOKESDALE, N.C. – 2026’s first quarter highlighted different trends in the Oak Ridge/Summerfield and Stokesdale housing markets, but increases in days on market and percentage of list price received, plus a decrease in closed sales, the few commonalities.

Oak Ridge/Summerfield homes averaged 67 days on market, up 19.6% from 56 days during the same time period in 2025. Homes in Stokesdale averaged 71 days on market, up 1.4% from 70 days.

Oak Ridge/Summerfield homes sold for 99.6% of their original list price, a 1.5% increase from 98.1% during 2025’s first quarter. Stokesdale homes sold for 99.3% of their original list price, a 0.3% increase from 99%.

50 Oak Ridge/Summerfield homes sold, an 20.6% decrease from 63 during the same time period in 2025. 34 Stokesdale homes sold, a 35.8% decrease from 53.

Oak Ridge/Summerfield had 91 homes for sale, up 18.2% from 77 in 2025’s first quarter. Oak Ridge/Summerfield’s months’ supply of inventory was 3.3, up 6.5% from 3.1.

Stokesdale’s inventory decreased to 56 homes, down 22.2% from 72 in 2025’s first quarter. Stokesdale’s months’ supply fell to 3.1, a 13.9% drop from 3.6 in 2025’s first quarter.

Oak Ridge/Summerfield added 118 new listings, an 18% increase from 100 during the same time period in 2025. Stokesdale recorded 63 new listings, a 21.3% decline from 80.

Oak Ridge/Summerfield’s average sales price decreased 1.2%, from $714,402 in 2025’s first quarter to $705,785. Oak Ridge/Summerfield’s median sales price decreased 2.3%, falling from $643,000 to $627,995.

Stokesdale’s average sales price increased 5.2%, from $413,918 in 2025’s first quarter to $435,283. Stokesdale’s median sales price increased 2%, rising from $380,000 to $387,745.
