Guilford County 2026 Second Quarter Housing Stats

During 2026’s second quarter, Guilford County’s housing market reflected continued inventory growth.

In Greensboro, there were 634 homes for sale, marking a 34.9 percent increase from 470 listings during the same time period in 2025. Guilford County reported 1,238 homes for sale, up 25.1% from 990.

The months’ supply of inventory also increased, reaching 3.1 months in Greensboro, up 47.6% from 2.1 months in 2025’s second quarter. Guilford County’s months’ supply of inventory increased to 3.3 months, up 32% from 2.5.

Greensboro saw 1,005 new listings, a 5.3% increase from 954 during 2025’s second quarter. Guilford County saw 1,843 new listings, up 2.7% from 1,794.

Greensboro homes averaged 39 days on the market, a 21.9% increase from 32 days during the same time period in 2025. Guilford County homes averaged 44 days on market, up 22.2% from 36 days.

Home prices experienced differing trends, with Guilford County’s average sales price increasing 1.7%, from $392,890 during 2025’s second quarter to $399,575. Greensboro’s average sales price increased 1.3%, from $382,776 to $387,708.

Greensboro’s median sales price declined 4.6%, from $332,190 in 2025’s second quarter to $317,000. Guilford County’s median sales price declined 2.9%, from $345,000 to $335,000.

1,354 Guilford County homes closed on a sale, representing a 1.2% increase from 1,338 during 2025’s second quarter. 745 Greensboro homes closed on a sale, up 2.9% from 724.
