Guilford County’s Fourth Quarter 2025 Housing Market shows Rising Prices, Inventory and more Days on Market

GREENSBORO, N.C. – During 2025’s fourth quarter, Guilford County’s housing market reflected growth in inventory, days on market and sales prices.

In Greensboro, there were 467 homes for sale, marking a 3.1 percent increase from 453 listings during the same time period in 2024. Guilford County reported 914 homes for sale, up 4.6% from 874.

The months’ supply of inventory also increased, reaching 2.2 months in Greensboro, up 15.8% from 1.9 months in 2024’s fourth quarter. Guilford County’s months’ supply of inventory increased to 2.3 months, up 9.5% from 2.1. Greensboro homes averaged 36 days on the market, a 24.1% increase from 29 days during the same period in 2024. Guilford County homes averaged 42 days on market, up 31.3% from 32 days. 

Home prices continued their upward trend, with Guilford County’s average sales price climbing 7.5%, from $371,793 during the same time period in 2024 to $399,790. Greensboro’s average sales price increased 6.4%, from $357,916 to $380,859.

Guilford County’s median sales price rose 3.1%, from $322,000 in 2024’s fourth quarter to $332,000. Greensboro’s median price jumped 0.1%, from $309,800 to $310,000.

Greensboro saw 656 new listings, a 10.9% decline from 736 during 2024’s fourth quarter. Guilford County saw 1,187 new listings, down 6.1% from 1,264.

1,175 Guilford County homes closed on a sale, representing a 0.7% increase from 1,167 during the same time period in 2024. 654 Greensboro homes closed on a sale, down 1.2% from 662.
