Guilford County’s First Quarter 2026 Housing Market shows Rising Inventory, Declining Prices

GREENSBORO, N.C. – During 2026’s first quarter, Guilford County’s housing market reflected growth in inventory and a decrease in sales prices.

In Greensboro, there were 526 homes for sale, marking a 34.5 percent increase from 391 listings during the same time period in 2025. Guilford County reported 1,044 homes for sale, up 22.7% from 851.

The months’ supply of inventory also increased, reaching 2.6 months in Greensboro, up 44.4% from 1.8 months in 2025’s first quarter. Guilford County’s months’ supply of inventory increased to 2.8 months, up 33.3% from 2.1.

Greensboro saw 723 new listings, a 4.8% increase from 690 during 2025’s first quarter. Guilford County saw 1,380 new listings, up 2.3% from 1,349.

Home prices experienced an overall downward price trend, with Guilford County’s average sales price declining 1.6%, from $386,162 during the same time period in 2025 to $380,009. Greensboro’s average sales price decreased 1.5%, from $382,908 to $377,267.

Greensboro’s median sales price declined 0.5%, from $323,000 in 2025’s first quarter to $321,500. Guilford County’s median sales price jumped 0.8%, from $327,350 to $330,000.

Greensboro homes averaged 52 days on the market, a 15.6% increase from 45 days during the same period in 2025. Guilford County homes averaged 54 days on market, up 10.2% from 49 days.

866 Guilford County homes closed on a sale, representing a 12.4% decrease from 989 during the same time period in 2025. 464 Greensboro homes closed on a sale, down 19.4% from 576.
